Over the last few weeks I've noticed multiple offers have come back to Halifax's real estate market with a vengance. Particularly in the first time home buyer price point of homes listed under $500,000! A semi detached home I showed a few weeks ago received 16 offers and sold for almost $100,000 over the asking price! A fully detached home I showed also received 12 offers and sold for almost $120,000 over the asking price!
As we move into the spring market, our busiest market of the year, it appears home buyers have come back to the market in significant numbers. Especially with so much speculation going on about the bank of Canada dropping interest rates this year.
From what I'm seeing, anything listed below $500,000 and you can expect to compete for the home. Listings $500-$600 are receiving multiples as well, but not to the extent of the first time home buyer price point, and the $600s and $700s may receive multiples but it entirely depends on the location, condition and price of the homes.
If you're in the first time home buyer price point, make sure you sit down with your Realtor to come up with a strategy to get you into home ownership!
